Recent work, before and after
Three properties returned to a safe and habitable state. All photographs are of our own work and are published with the commissioning party's consent:
- Three-bedroom housing association property. Full clearance of accumulated possessions across all rooms, removal of contaminated soft furnishings, deep clean, and certificate of decontamination produced for the housing officer's file.
- Bathroom in a privately-owned property, deep-cleaned after a long period without working access. Plumbing handed back to the homeowner's chosen tradesperson for repair. Surface validation provided.
- Bedroom in the same property after clearance. Items identified by the resident as having sentimental value were set aside, recorded on an inventory, and returned. Furniture re-positioned at the resident's request before we left.
What the service covers
- An initial visit to assess the property, agree a plan, and quote, at no cost and with no obligation
- Phased clearance where the resident is still occupying the property and wishes to be present
- Full clearance where the property has been vacated or the resident has agreed clearance in their absence
- Identification and protection of items of monetary or sentimental value, recorded on an inventory and returned on request.
- Recovery of paperwork, photographs, jewellery, and other personal effects on request
- Removal and licensed disposal of contaminated materials, including soft furnishings, flooring and structural items where required
- Deep cleaning and decontamination of all surfaces, including kitchens and bathrooms
- Odour remediation, including ozone or hydroxyl treatment where required, which neutralises the source of the odour rather than masking it
- Pest control coordination where infestation is present
- Liaison with utilities, repair tradespeople, and the local authority's bulky waste service where helpful
- Photographic record and certificate of decontamination on completion
How we approach the work
We treat the resident as the client
Where the resident is still living in the property, the work happens at their pace and with their agreement. We will not move or dispose of anything we have not been given clear permission to move or dispose of. If the resident asks us to stop, we stop, and we discuss what happens next without pressure.
We do not judge, and we do not photograph the property without consent
Compulsive hoarding is a recognised mental health condition, not a moral failing. Our operatives are briefed on this before every job. We do not photograph the property for our own use, social media, or marketing only for the documentation pack, and only with the commissioning party's consent.
We protect what matters to the resident
During clearance we can look out for paperwork, photographs, jewellery, personal correspondence, gifts, and anything else that may carry monetary or sentimental value. These items are set aside, recorded on an inventory, and returned to the resident or to the commissioning party. If there are particular items the resident wants kept, we ask about them before we begin.
We work alongside the wider team where there is one
Where a social worker, occupational therapist, community mental health team, housing officer or tenancy support worker is involved, we coordinate with them as part of the wider plan. We are happy to attend multi-agency meetings, share method statements in advance, and adjust our approach to fit any safeguarding plan in place.

Frequently Asked Questions
Can You Come To The Property Before Quoting?
Yes. For hoarder clearance, we strongly prefer to visit before quoting. The visit is free, takes around half an hour, and allows us to give you a realistic cost and timescale. Where helpful, the resident, a family member, or the referring professional can be present - or not, whichever the resident prefers.
My Relative Does Not Want Anyone In The House. Can You Still Help?
We will not attend a property without the resident's consent if they have the capacity to give or withhold it. If they are anxious about a visit, we can speak to them by phone first to explain what would happen, with no commitment from either side. Where capacity is in question or there is a safeguarding plan in place, we work to the framework agreed with the lead professional.
What Happens To The Resident's Belongings?
Anything of monetary or sentimental value is identified during clearance, set aside, and recorded on an inventory. These items are returned to the resident, or to whoever has commissioned the work. If there are particular items the resident wants kept - paperwork, photographs, jewellery, gifts - we ask about them before we begin. Nothing is disposed of without permission.
Will The Property Smell Afterwards?
Long-standing odour is one of the issues we handle most often. Our process neutralises the source of the odour rather than masking it. After we leave, the property will not smell of the previous condition and it will not smell of cleaning products.
How Long Does The Work Take?
It depends on the size of the property and the extent of the work. A one-bedroom flat may be a one or two day job; a larger property with multiple affected rooms can take a week or more. We give a realistic timescale at the point of quoting, and we will tell you if the work is going to run longer than expected as it progresses.
Who Pays?
Most often, the resident, a family member, or - for tenanted properties - the landlord, housing association or council. In some cases costs are covered by home insurance.
Will My Relative Be Judged Or Shamed?
No. Compulsive hoarding is a recognised mental health condition and our operatives are briefed on this before every job. We have done this work many times and we will treat the resident, their home, and their belongings with respect.
Will The Visit Be Discreet? What Will The Neighbours See?
Our vehicles carry the Clean N Bright name but no description of the specific service. We bring only what we need, we keep front-of-property activity to a minimum, and we do not discuss the work with neighbours or anyone other than the commissioning party. Where the work involves a skip or van loads of items being removed, we agree the logistics with you in advance.
Do You Work With Social Services And Housing Teams?
Yes. We work regularly with adult social care, community mental health teams, occupational therapists, housing officers and tenancy support workers across South Yorkshire. We are happy to attend or feed into multi-agency meetings and to adjust our approach to fit any safeguarding plan in place.
Can You Handle Properties With Pest Infestation Or Biohazard Contamination?
Yes. Our operatives are trained in biohazard cleaning, and we coordinate pest control where infestation is present. Where biohazard contamination is significant - for example following an undiscovered death or a long-standing sanitation issue - we follow the same process we would for a biohazard call-out.
