Clean N Bright provide specialist clearance, deep cleaning and decontamination of properties left in poor condition after squatters, problem tenants, abandonment or court-ordered evictions. We work with private landlords, letting agents, housing associations, councils and insurers across South Yorkshire and return the property to a presentable state.
Most properties can be assessed within two working days of your call and cleared within a week. We provide a fixed-price quote after a free site visit, full documentation for insurance or recharge purposes, and a property that is ready to relet or resell.

When our service is needed
We are called to attend properties left in a difficult condition by previous occupants. Common situations include:
- Squatter occupation, after the occupiers have left or been removed under a court order
- Problem tenants where the property has been returned in a state requiring more than a standard end-of-tenancy clean
- Illegal subletting, where the property has been used at higher occupancy than the tenancy permitted
- Abandonment, where the previous occupant has left suddenly with possessions in place

- Properties left in significant disrepair following eviction or court-ordered surrender
- Commercial premises returned in poor condition by a previous tenant or occupier
Properties used for cannabis cultivation
Properties that have been used for cannabis cultivation require specific remediation: high-humidity damage to walls and ceilings, modified or unsafe electrics handed back to qualified tradespeople, residue removal, and odour treatment. We attend regularly to instructions from landlords, letting agents and insurers and provide the documentation needed for insurance and recharge purposes.
What the work includes:
- Initial site visit, free of charge, with a fixed-price quote in writing
- Clearance of possessions left in the property, with an inventory of any items of evident value
- Removal of contaminated soft furnishings, flooring and structural items requiring disposal
- Deep cleaning and decontamination of all rooms, including kitchens and bathrooms
- Biohazard cleaning where blood, drug paraphernalia or other clinical waste is present
- Needle and sharps sweep where required.
- Pest control coordination where infestation is present
- Odour remediation, including ozone or hydroxyl treatment for entrenched smoke, damp or biological odours
- Liaison with tradespeople for any repair work the property needs before relet - we can recommend, but you remain in control.
- Photographic record, certificate of decontamination, and insurance- or recharge-ready report on completion

How a typical job works
Step 1: Phone call. Tell us what you've found, where the property is, and any access arrangements. We will tell you on the call what the next steps look like and book a site visit, usually within two working days.
Step 2: Site visit. We attend the property with you, or with keys and assess what's needed. The visit is free and takes around thirty minutes for an average property.
Step 3: Fixed-price quote. Within one working day, you receive a fixed-price quote in writing, with a method statement, scope of works, and timescale. No surprises during the job.
Step 4: Clearance and cleaning. Most properties are completed within three to five working days. Larger or more complex jobs may take longer; we will tell you in advance if so.
Step 5: Documentation pack on completion. Photographic record, certificate of decontamination, waste consignment notes, and, where requested, an insurance- or recharge-ready report.
Step 6: Property handed back. Ready for any final repair trades you need to engage, ready for inspection, and ready to relet or resell.

On completion of every job, we issue a documentation pack tailored to the person who commissioned the work. Pre-clearance photographic record covering every affected area:
- Inventory of items removed, with photographs
- Post-clearance photographic record
- Certificate of decontamination
- Method statement and risk assessment
- Hazardous waste consignment notes, where applicable
- Itemised invoice suitable for insurance, deposit dispute, or tenant-recharge submission
- Insurance-claim-ready report on request

- National Association of Crime Scene Cleaners (NACSC). Member and accredited operator.
- COSHH compliant. Site-specific assessments are issued for every job.
- Licensed hazardous waste carriers. Waste tracked from collection to incineration via Environment Agency-licensed partners.
- Public liability insurance. £5 million cover. Certificate available on request.
- Employer's liability insurance. £5 million cover.

Frequently Asked Questions
How quickly can you attend?
For most properties in our core area, Doncaster, Sheffield, Rotherham, Barnsley and Wakefield, we can be on-site for an assessment within two working days. Most clearance jobs are completed within 2–4 weeks of the assessment, depending on the size of the property.
Will I get a fixed price before the work starts?
Yes. After the free site visit, you receive a fixed-price quote in writing within one working day, along with the scope of work and timescale. We do not begin chargeable work without your written agreement to the price.
Will my home insurance or landlord insurance cover the cost?
Most landlord insurance policies cover specialist clearance and decontamination following malicious damage, illegal use, or unauthorised occupation. We provide all documentation in the format claims handlers require, and we can speak directly to your insurer or loss adjuster if that would help.
What do you do with the possessions left in the property?
Anything of evident monetary value is photographed and recorded on an inventory. For private landlord work, you decide what is done with these items: held in storage by you, returned to the previous occupant if they come forward, or disposed of. For housing association and council work, we follow the provider's existing void process. Worthless or contaminated possessions are bagged for licensed disposal.
Will the property smell afterwards?
Long-standing damp, smoke, biological and cannabis-related odours are among the issues we handle most often. Our process neutralises the source of the odour rather than masking it. After we leave, the property will not smell of the previous condition, and it will not smell of cleaning products.
Can you handle properties used for cannabis cultivation?

Do you carry out any of the repair work yourselves?
Our service covers clearance, deep cleaning, decontamination, and odour remediation. We do not carry out structural repairs, plastering, electrical work or plumbing; you remain in control of those trades. We can recommend tradespeople we have worked alongside before if that would be useful, but we do not insist.
Can the cost be recovered from the previous occupants?
Where the previous occupants are identifiable and recoverable proceedings are appropriate, our itemised documentation pack provides the evidence base for that. We are not a legal service, and we cannot advise on the merits of recovery in any individual case. Still, we provide documentation in the format your solicitor or recovery firm will need.
Will the visit be discreet? What will the neighbours see?
Our vehicles carry the Clean N Bright name, but no description of the specific service. We keep front-of-property activity proportionate to the work in hand, and we do not discuss the work with neighbours or anyone other than the commissioning party.
Can you work as a sub-contractor under our FM or housing contract?
Yes. We work as a specialist sub-contractor to national and regional FM firms across South Yorkshire and the North Midlands, and direct to housing associations and councils on framework or call-off terms. Vendor onboarding (NEC, Avetta, Achilles) completed in advance.
